We work with the Design Team at WMH  and use cutting-edge computer-aided design software that enables you to customize every square inch of your new home. If you prefer, we can also modify existing floor plans to meet your specific design requests.  We factor in  the local building codes and regulations that can impact the design of your home.


Unlike traditional homes that are built on-site, Westchester homes consist of modules that are constructed under climate-controlled conditions at their  Westchester, NY factory. The completed modules are transported directly to your building site for final assembly. Because module construction can continue even during the harsh winter months, we can complete your project in about half the time of a traditional home! This means we can build modular homes in the Capital Region quickly and without interruption throughout the entire year.

Phases of Modular Construction

Step 1 -  Let's Talk!

Call us to talk through preliminary budgets, site considerations, house needs, and review the modular construction process. 

Step 2 - Financing

Select a local financing source, or contact one of our recommended lenders  familiar with the modular home construction process. 

Step 3 - Design development / Price Estimate

You can start with a standard Westchester modular home design and modify it to fit your needs or we will work with you on a completely custom design utilizing a special CAD program.   We will give you a preliminary price estimate for the complete project.  You will need to sign a binder agreement with a non-refundable deposit in order to have the conceptual design drawn by Westchester Modular Homes.  Once you approve the conceptual design, we will finalize the price estimate.

Step 4 - Finalizing your order / Making Selections

Once you have completed the conceptual design, we will order the house from the factory. The Westchester Modular Engineering Department will complete the plans necessary for the building permits while you are finalizing your financing and making your choices for countertops, bathroom fixtures, cabinet styles and exterior colors  with our Selection Coordinator using  Westchester Modular's Virtual Design Center. 

Step 5 - Building your new home at the site and in the factory

Once we obtain the required  building permits, the foundation is started and at the same time your home is put into production. In approximately seven short days your home is completed in the factory and ready for transportation to the site. 

Step 6 - The House Delivery & Set

The Modules that make up your new home are carefully delivered to your site in preparation of the actual set of the home. Westchester's own factory set crew carefully lifts each module into place and secures it to the foundation. At the end of the day your home is set, secured and weather tight on the foundation ready for completion by the builder.

Step 7 - On Site Finishes

Now that your home is set, we can get started on the completion process. Electrical, plumbing and heating connections are completed. Exterior siding is completed along with porches, decks, patios, walkways and garages. Some minor interior carpentry and drywall button up is completed prior to the installation of floor coverings and kitchen appliances. Outside, we work on  completing sewer and water connections along with final grade and seeding the lawn.

Step 8 - Final Inspections

Now that your home is completed it is ready for a final inspection of the local building department who will ensure the home was completed to all the State and local Building Codes and Practices.

Once the inspections are completed a Certificate of Occupancy is issued and you are now able to move into your new Union Modular Home.

Step 9 - ENJOY!

And feel comfortable that your Union Modular Home is covered by a manufacturers 10 year warranty under the 2-10 Homebuyers Warranty Program®, and our own 1-2-6 Builder Warranty Program.
